5 Things

Finding a place to live in Brighton should be exciting — but for most students, it’s stressful and confusing. Hidden clauses, deposits, cleaning fees and agency delays can turn what should be a simple move into an expensive lesson.

Before you sign anything, here are five key questions worth asking every landlord or letting agent in Brighton — and why the answers matter.

1. Do I need to pay a deposit — and when do I get it back?

Many landlords ask for five weeks’ rent upfront as a “security deposit.” In reality, most of that money never comes back, often reduced by vague “cleaning” or “damage” deductions.

At The 1815 Building, we don’t take deposits. We trust our guests to look after their flats, and we take responsibility for wear and tear — not charge for it.

2. Who actually manages the property?

Most students deal with letting agents, not the owners. That often means delays, lost messages, and endless back-and-forth.

At The 1815 Building, we own and manage the building directly — no agents or middlemen after the introduction. Once you’ve moved in, you deal with us only. If something needs attention, we just fix it — no waiting, no excuses.

3. Are there extra fees for cleaning or maintenance?

Check the small print. Many contracts include “professional cleaning” clauses or fixed charges at checkout — sometimes over £250 for a studio.

We handle all cleaning ourselves to give each guest an immaculate start and finish - for free — and we even offer a complimentary refresh clean if you stay for a second or third year.

4. Is the flat really private?

Some “studios” share kitchens or laundry areas. Others have no proper soundproofing or poor design.

Every flat at The 1815 Building is self-contained, with its own full kitchen (including washer-dryer), ensuite, and fast 1 Gb Wi-Fi.

5. What happens if something breaks?

It’s the real test of how a landlord operates. Do they send a contractor three weeks later, or deal with it the same day?

Because we manage the building ourselves, there’s no waiting — we just fix it, no questions, no charges.
